Kentucky's red clay soil kicks up on every siding panel and brick face in the bottom three to four feet after a hard rain. It bakes in fast and stains brick mortar if it sits. We use a targeted detergent dwell and a surface-appropriate rinse to pull it without scuffing the finish.

Those dark streaks running down your shingles are Gloeocapsa magma — a hardy algae that feeds on the limestone filler in asphalt shingles. North-facing slopes in shaded neighborhoods like Chevy Chase and Ashland Park are the worst. We soft wash only, using a chlorine-based mix that kills it at the root without touching pressure to your shingles.

So this customer walks me out to their pool area, and you could just tell they were stressed about it. They'd bought the house already figuring they'd have to rip all that concrete out and pour new that's how bad the stains were. They honestly didn't think it would ever come clean. I just told them, hey, let me get on it and we'll see what happens. A lot of times what looks ruined is really just years of dirt nobody's gotten around to dealing with yet. Well, by the time I got done washing that whole pool area down, it looked brand new.

That concrete they were ready to tear out? Looked great. And that right there made my day not even the concrete, but seeing the look on their face. They saved themselves a ton of money they thought they had to spend, and they got to see the kind of work me and my company actually do, and how we treat people while we're doing it. That's the part that means the most to me. Once they saw what we could do, they had us wash everything else around the property too. One stressed-out homeowner and one nasty pool deck turned into somebody who's gonna be calling us for years. I know it. Hartland is one of our active HOA contract areas. Lower-brick clay-splash cleaning and north-side mortar mildew are the main jobs here. We use targeted detergent dwell on the mortar — never high pressure, which strips it.

Tates Creek vinyl ranches

The vinyl ranches along the Tates Creek corridor are soft-wash only. Chalking siding and mildew on north faces are the recurring problems. We don't put high pressure on any of these panels — it voids the surface and cuts gaskets.

Chevy Chase and Ashland Park historic brick

Mature oaks mean heavy pollen and tannin load on roofs, siding, and gutters every spring. Aged brick mortar here needs controlled detergent dwell and a careful rinse — not raw pressure that blows joints out.

Gratz Park and Kenwick painted wood

These are some of the oldest homes in Lexington. We use low pressure and a controlled rinse so detergent doesn't drift onto the detailed trim or surrounding landscaping. One wrong setting strips paint on 100-year-old wood.

What's the difference between soft washing and pressure washing, and which one do you use on my house?+
Pressure washing uses high-pressure water alone to strip surfaces. Soft washing uses low pressure combined with a cleaning solution that kills algae, mildew, and bacteria at the source. We soft wash all siding — vinyl, brick, Hardie, stucco, and painted wood. High pressure on siding forces water behind panels, cuts gaskets, and can damage mortar on older brick. We only run high pressure on concrete.
What are those black streaks on my roof, and will pressure washing damage my shingles?+

Each surface needs a different approach. Brick — especially older mortar in Chevy Chase or Ashland Park — needs a detergent that dwells long enough to lift staining without high pressure stripping the joints. Vinyl gets soft wash only because pressure cuts gaskets and pushes water behind panels. Hardie board gets a specific surfactant ratio at low pressure so the fiber cement doesn't absorb excess moisture. Same truck, different settings and chemistry for each surface.
How do you protect my landscaping during a house wash?+
We pre-wet boxwoods, hydrangeas, dogwoods, and any plantings close to the house before we start. We control rinse direction so detergent doesn't drift into beds. In older Lexington neighborhoods where mature landscaping is right up against the foundation, we slow down the process and rinse more thoroughly. We've never had a customer lose a plant.
How far out are you booked in the spring, and do you work year-round?+
Spring books up fast in Lexington — March through May is our heaviest demand window, especially with HOA programs running at the same time. We recommend getting on the schedule in February if you're planning a spring clean. We do work year-round. Soft wash chemistry is effective in cold weather, so fall and winter house washes are no problem.
