Inman ProWash LLC on a job in Nicholasville, KY

Nicholasville is the county seat of Jessamine County, sitting just south of Lexington along US-27. Jessamine County has been one of the fastest-growing counties in Kentucky for years, with the Brannon Crossing development along Harrodsburg Road and the neighborhoods stretching out from Hwy 27 filling out year after year. Asbury University in nearby Wilmore brings a steady student and faculty population to the south end of the county, while the rolling country around the Kentucky River and Camp Nelson gives the southern part of Jessamine County a more rural character than the closer-in suburbs. We work in Jessamine County weekly and treat Nicholasville as a core part of our service area.

Jessamine County has clay soil that creates two problems for homeowners. When it rains the runoff splashes red and brown clay onto foundation walls, garage doors, and lower siding. A garden hose rinse pushes the stain around but does not remove it. Our soft wash pre-treatment breaks down the clay bond before we rinse, leaving the siding clean top to bottom. That same clay holds moisture in the ground longer than other soil types, which keeps the air around your home damp and feeds the mold and algae cycle all season.

The Brannon Crossing area along Harrodsburg Road has newer construction that still deals with these problems. The larger lots mean more driveway and more sidewalk to keep clean. Our concrete cleaning service is popular in that area for exactly that reason.

We also serve the older neighborhoods in downtown Nicholasville and along Main Street. The commercial buildings and storefronts in the downtown area get regular service from us. Call 859-312-0704 for a free estimate on any Jessamine County property.

Why Nicholasville homes get dirty fast

The four things working against your exterior.

Jessamine County has the same conditions as the rest of the Bluegrass plus some of its own. Here is what we are up against on every Nicholasville job.

01

Brannon Crossing growth

The whole Brannon Crossing corridor went from farm fields to packed subdivisions in fifteen years. Most of those homes have light vinyl siding and concrete driveways that show every streak. Three years in, the algae is already obvious.

02

Jessamine clay

The clay soil through this part of the county is heavy and sticky. Every storm splashes orange staining onto the bottom four feet of siding and across driveways. It bakes in if it sits too long.

03

Bluegrass humidity

Same humid summers as the rest of central Kentucky. Dew points sit in the 60s and 70s for months. North-facing walls and shaded corners never fully dry. Mildew loves it.

04

Kentucky River bluffs

South Jessamine County drops down into the Kentucky River gorge. Homes on those bluffs deal with heavy moisture and constant wind off the river. Roofs and siding need cleaning more often than the rest of town.

A Brannon Crossing story

We watched a cornfield turn into a neighborhood.

One of our first Jessamine County customers built their house just off Brannon Crossing back when it was still a two-lane road with corn growing where the Target is now. They called us their second spring because the algae had already shown up on thir driveway.

We have washed for them every spring since. We have also washed for both their kids, who built houses two streets over after they got married. That is how this corner of the county has gone. Cornfield to cul-de-sac in a generation, and we have been there for most of it.

While we're in town

A few Nicholasville spots we keep coming back to.

Between jobs, before sunset, on the weekend - here is where you will catch us when we are not on a ladder in Jessamine County.

Newer subdivision

Brannon Crossing and Cedar Brook vinyl

Newer vinyl throughout both areas. Main jobs are soft washing pollen film off siding, clay-splash cleaning on the lower courses, and surface cleaning driveways before sealing. We work these streets regularly.

HOA contract

Wellington and The Reserve brick-and-vinyl mix

Mixed brick and vinyl stock here. HOA-managed areas need consistent scheduling. We handle clay-splash on lower brick, mortar mildew dwell on the north-facing walls, and vinyl soft wash — all on the same visit.

Established homes

Stonewall Estates and Old Hickory Park

Older established homes with mature tree canopy overhead. Heavy pollen and tannin load on roofs and siding every spring. Mildew on north-side brick mortar is the standing problem. Controlled detergent dwell, not raw pressure, is how we handle the mortar.

Historic brick

Downtown Nicholasville storefronts

Historic brick storefronts along the square need commercial soft wash and targeted detergent work. We also handle exterior gutter brightening and concrete cleaning on sidewalks out front. No high pressure on aged mortar joints.

Nicholasville Common Questions

What Nicholasville customers ask most.

How much does pressure washing cost in Nicholasville, KY?+
Most residential jobs in Nicholasville run $150 to $500 depending on the size of your home and the services needed. Single-story house washes run $399 to $599. Two-story homes go $599 to $850. We quote the exact number before any work starts.
How often should I have my Nicholasville home pressure washed?+
Every one to two years for most homes. Brannon Crossing area homes with vinyl siding usually need it every year because the algae shows up quick. Bluff homes near the river need it more often too.
Do you serve all of Jessamine County or just Nicholasville?+
All of Jessamine County. Nicholasville city limits, Wilmore, the country roads heading toward High Bridge and Camp Nelson. If you are in the county we can get to you.
Do you work with HOAs in the Brannon Crossing area?+
Yes. We run recurring contracts with several HOAs around Brannon Crossing and the newer developments off US 27. Bulk rates available for community-wide schedules.
Can you handle the older brick homes downtown?+
Yes. The brick along Main Street and around the courthouse needs lower pressure than newer siding. We adjust the detergent and pressure so the mortar joints stay intact.
Are your cleaning products safe for plants and pets?+
Yes. The soft wash mix breaks down within minutes of rinsing. We pre-wet landscaping and rinse everything down after. Pets can stay inside while we work.
