Inman ProWash LLC on a job in Versailles, KY

Versailles is the county seat of Woodford County, sitting at the heart of the most concentrated horse-farm country in the world. Some of the most famous farms in the thoroughbred industry sit just minutes outside town, and the bourbon distilleries along Glenn's Creek - Woodford Reserve being the best-known - give the county a character of horses, hardwood, and limestone-fed water. The historic homes along Pisgah Pike and Midway Road, the downtown commercial strip, and the estate properties scattered through the rolling countryside each need a different cleaning approach. We service Woodford County regularly.

Property owners in Woodford County take pride in how their homes and land look. That is why we have more repeat customers per capita in Versailles than in almost any other city we serve. Many homeowners schedule their house washing and roof cleaning annually, treating it as routine maintenance the same way they schedule HVAC service or gutter cleaning.

The Midway area with its downtown strip along Railroad Street and the surrounding residential streets has historic homes and small commercial buildings that need soft washing. The painted wood siding and old brick in that area cannot take high pressure. We adjust our method for every surface.

The horse farm fencing throughout Woodford County is another big part of what we do here. Plank fencing, estate entrances, and barn exteriors all benefit from regular cleaning and staining. Call 859-312-0704 for a free estimate on any Versailles or Woodford County property.

Why Versailles homes get dirty fast

The four things working against your exterior.

Woodford County is the heart of horse country. The conditions are a little different here than the rest of the Bluegrass. Here is what we deal with on every Versailles job.

01

Limestone wall country

Woodford County has more historic limestone walls than anywhere else in the state. The same mineral conditions that built those walls feed black algae on every roof in town. Cold-hose rinses do nothing for it.

02

Estate homes and stone

A lot of the homes around Old Frankfort Pike, Pisgah Pike, and the horse farm corridor are stone, brick, or log. Each material needs a different approach. We adjust the pressure and detergent for whatever you have.

03

Bluegrass humidity

Same humid summers as the rest of central Kentucky. Dew points sit in the 60s and 70s for months. North-facing walls and shaded corners never fully dry. Mildew loves it.

04

Distillery and farm dust

Versailles sits between Woodford Reserve and the major horse farms. Dust off the gravel roads and the distillery traffic settles on every exterior in town. Especially noticeable on cars and porches.

A Pisgah Pike story

Cleaning a farm before a homecoming.

A few years back, a horse farm off Pisgah Pike booked us a week before a horse they had bred came home from a successful spring season. The owner wanted everything looking sharp for the welcome home, including the fencing, the barns, and the gate at the front entrance.

We spent two days on it. When the trailer pulled in, the owner stood with us by the gate and said the place had not looked that sharp since her grandfather ran it. The horse went out to pasture on land that looked the way Woodford County is supposed to. That kind of work is why we do this.

While we're in town

A few Versailles spots we keep coming back to.

Between jobs, before sunset, on the weekend - here is where you will catch us when we are not on a ladder in Woodford County.

Historic brick

Downtown Versailles storefronts

Older brick and painted wood along the downtown corridor need controlled detergent dwell and low-pressure rinse. We do commercial front cleans and multi-building contracts in this area.

Newer subdivision

Falling Springs vinyl and Hardie homes

Newer builds here run vinyl and Hardie board. Organic staining from the surrounding canopy shows up fast. Soft wash with a surfactant mix handles both surfaces without voiding siding warranties.

Estate homes

Old Frankfort Pike and Big Sink Road estates

Large estate properties with mature tree canopy carry heavy pollen and tannin loads on roofs and siding. We quote these individually — access, surface area, and condition vary widely from one property to the next.

Commercial corridor

US 60 corridor storefronts and offices

Commercial fronts along US 60 pick up road grime, algae, and organic buildup quickly. We handle storefront soft wash, concrete surface cleaning, and dumpster pad cleanouts for businesses along this stretch.

Versailles Common Questions

What Versailles customers ask most.

How much does pressure washing cost in Versailles, KY?+
Most residential jobs in Versailles run $150 to $500 depending on the size of your home and the services needed. Estate homes and properties with multiple buildings run higher. Single-story house washes run $399 to $599. Two-story homes go $599 to $850. We quote the exact number before any work starts.
How often should I have my Versailles home pressure washed?+
Every one to two years for most homes. Estate properties with stone walls, plank fencing, and outbuildings usually go on an annual schedule. Homes near horse farms pick up dust faster.
Do you work on stone homes and historic properties?+
Yes. The stone homes along Pisgah Pike, Old Frankfort Pike, and around downtown need a careful approach. Wrong pressure damages limestone and historic mortar. We have been working on these properties since 2009.
Can you clean horse farm properties?+
Yes. Plank fencing, barn exteriors, training facilities, estate homes. Several Woodford County farms have us on an annual schedule. Bulk pricing available for larger properties.
Do you serve Midway and the rural areas?+
Yes. All of Woodford County. Versailles, Midway, Troy Pike, the country roads through horse country. If you are in the county we can get to you.
Are your cleaning products safe for plants and pets?+
Yes. The soft wash mix breaks down within minutes of rinsing. We pre-wet landscaping and rinse everything down. Pets and livestock are fine, we just ask horses be moved away from the immediate spray area for fencing work.
