How We Work With HOA Boards

Property managers need reliable, documented work.

We've been running recurring pressure washing programs for HOA communities in Central Kentucky since 2009. We know what your board needs. Reliable scheduling, consistent results, clear communication, and fair pricing.

01

Walk the property

We walk the entire community with your property manager and identify every area that needs attention. Buildings, sidewalks, pool decks, mailbox stations, signage, dumpster pads.

02

Detailed scope and proposal

We put together a written scope of work with clear pricing. Your board gets to see exactly what's included and what it costs before approving anything.

03

Build a recurring schedule

Quarterly, semi-annual, or annual cleanings. We offer discounted rates for recurring contracts because consistent work lets us plan efficiently.

04

Notify residents and execute

We coordinate with your property manager and notify residents in advance. Building by building, section by section, minimal disruption.

05

Completion report with photos

Your board gets documentation after every visit so there's a record of the work and a track of what was completed.

An Andover story

An HOA that had not been cleaned in eight years.

A board member from a community in Andover called me a few springs back. The pool deck, the clubhouse, the entrance signs, and a stretch of common area sidewalks had not been cleaned since the homes were built. Eight years of dirt and algae.

I gave them a community rate for the whole package and we got it done in three days. The pool deck was the dramatic one. Years of algae and pollen residue gone, the concrete back to its original color.

The HOA renewed us for the next four springs in a row. The board changes over but the schedule stays. Most HOA communities we work with are like that. One year of doing it right turns into a permanent line item in the budget.

Community programs

How we handle community wide scheduling.

HOA work is different from a single home. We coordinate with the property manager or the board on access, schedule notifications to residents, and break the job into phases so we are not blocking everyone at once.

For larger communities we schedule annual programs. The same crew shows up every spring, hits the common areas first, then offers individual home washes at a discounted rate during the same week. Residents get a community rate price they cannot get on their own. The HOA gets done what is on the budget. Everyone wins.

We carry a two million dollar liability policy and can provide a Certificate of Insurance to your board. Most communities we work with require it. We have it ready before we show up.

Mike did such an amazing job on our home - he pressure washed our driveway and the sidewalks in front of our house literally changing the color of our concrete. He also cleaned our brick and just made our property feel brand new! Highly recommend!

Common Questions From HOA Boards

Answered before your next board meeting.

Property managers and HOA boards call about the same handful of things. Here's what we tell them.

Ask us yours
How do you handle scheduling around residents?+
We coordinate with your property manager and notify residents in advance. We work building by building, section by section to minimize disruption.
Can you provide insurance certificates for our HOA?+
Yes. We carry $2 million in general liability insurance and can provide certificates for your management company or board on request.
How often should common areas be cleaned?+
Most communities do well with quarterly sidewalk and common area cleaning and annual building washes. High-traffic areas like pool decks and dumpster pads may need more frequent attention.
Can you bulk-schedule individual homeowners?+
Yes. If your board wants ten, twenty, or fifty homes cleaned at once, the per-home cost comes down and the whole neighborhood looks consistent.
Do you offer discounts for recurring contracts?+
Yes. Recurring work lets us plan crews and equipment efficiently, and we pass those savings on. The longer the contract, the better the rate.
