Inman ProWash LLC on a job in Richmond, KY

Richmond is the county seat of Madison County, about thirty miles south of Lexington along I-75. Home to Eastern Kentucky University, Richmond is one of the fastest-growing cities in the state. New subdivisions fill the south end along the Goggins Lane and Boggs Lane corridors, while the older Duncannon and Silvercreek neighborhoods anchor the established residential side of town. Madison County shares the iron-rich red-clay soil with Clark County to the north, which is why driveways and sidewalks here are notorious for orange-tinted staining that won't budge under a cold-water rinse. We service Madison County regularly.

Madison County has the same iron-rich clay as Clark County to the north. The subdivisions along Goggins Lane, Boggs Lane, and the developments in the Duncannon and Silvercreek areas have driveways and sidewalks that turn orange after every significant rain. Our iron oxide treatment uses heated water and acid-based solutions that dissolve the stain completely. We do not just push it around.

The neighborhoods around Eastern Kentucky University and the residential areas off the Eastern Bypass see heavy foot traffic and a lot of student housing. Rental property managers in the Richmond area call us for turnover cleanings, building washes, and sidewalk maintenance. A clean property attracts better tenants.

We also serve the commercial properties along the bypass and in downtown Richmond. Restaurants, retail, and office buildings all benefit from regular exterior maintenance. Call 859-312-0704 for a free estimate on any Richmond or Madison County property.

Why Richmond homes get dirty fast

The four things working against your exterior.

Madison County sits at the southern edge of the Bluegrass. The conditions here are a little different than Lexington. Here is what we deal with on every Richmond job.

01

EKU and the college town effect

Eastern Kentucky University brings tens of thousands of students through Richmond. The constant turnover of rental properties and student housing means a lot of homes get less consistent upkeep. Building algae and stains catch up fast.

02

I-75 corridor dust

I-75 cuts right through Madison County. Truck traffic, road dust, and the diesel film that drifts off the interstate settle on every home within a couple miles. White siding shows it within months.

03

Warmer southern climate

Richmond is a few degrees warmer and a little wetter than Lexington most of the year. Algae and mildew growing seasons run longer. Roofs and siding stay green longer here than further north.

04

Newer suburban growth

Madison County has grown fast with Lexington commuters and EKU faculty. Newer subdivisions like Stonegate, Foxhaven, and Saddlebrook have vinyl and HardiePlank siding that needs regular soft washing to keep the algae off.

A first-house story

Their first house, the day before move-in.

A young couple in Richmond bought their first house out near Lake Reba and called us four days before they were set to move in. The previous owner had let things go. Green stripes on the siding, black streaks on the gutters, rust running down the driveway. They wanted the place to feel like theirs from day one.

We came out on a Saturday morning. By the time they pulled up with the moving truck on Sunday afternoon, the house was bright again. The wife sent us a picture three weeks later of their toddler running on the freshly cleaned driveway. That is the kind of thing that makes the early mornings worth it.

While we're in town

A few Richmond spots we keep coming back to.

After the gear is packed up, Richmond has more to it than the EKU crowd lets on. Lake Reba, the Battle of Richmond grounds, and the road south toward Cumberland Falls keep us in Madison County.

Rental turnover

EKU campus area rentals

High tenant turnover means algae and staining build up between leases. We handle house washes and concrete cleaning for landlords and property managers who need exteriors presentable fast and on a schedule.

Soft wash only

Stonegate and Saddlebrook vinyl

Newer vinyl siding in these subdivisions chalks and shows north-side mildew within a few years. Soft wash only — high pressure cuts gaskets and forces water behind panels, which causes bigger problems than the stain itself.

Historic brick

Downtown Richmond storefronts

Older brick storefronts along Main Street need detergent dwell on mortar joints and a controlled low-pressure rinse. We also handle exterior gutter brightening and concrete cleaning on the sidewalk aprons for commercial accounts.

Established suburban

Gibson Bay and Foxhaven homes

Mature lots mean heavy pollen and tannin load on roofs and siding every spring. We soft wash roofs and siding, clean gutters, and surface-clean driveways for homeowners who want the whole exterior done in one visit.
