Oil is a chemistry problem before it's a pressure problem. We pre-treat and let the degreaser break the petroleum down, then bring hot water and a surface cleaner through in overlapping passes. That's what takes a lot from washed to actually clean.

Pre-treat the oil and grease

Degreaser goes down on every stain and gets time to break the petroleum down before any water touches it.

Hot water and surface cleaner

Overlapping passes so there's no striping. Hot water is what lifts petroleum out of the pores. Cold water pushes it around and it comes back.

Gum, curbs, and edges

Gum gets hit spot by spot, because a surface cleaner smears it. Then curbs, entrance walks, and the dumpster pad get detailed by hand.

Can you work after we close?+
That's how we prefer to do it. After hours or early morning means your lot is clear and your customers never see a hose. Tell us your quietest window and we'll work in it.
Will the oil stains come out?+
Most of them, and a lot more than people expect. Fresh drips come up clean. Old stains that have soaked into the pores for years will lighten a great deal but may not disappear. We'll tell you which is which when we walk the lot.
Do you carry insurance?+
Yes. $2 million general liability. We'll send a certificate to your property manager before the job if you need one on file.
How often should a lot be cleaned?+
Two to four times a year for most retail and restaurant properties. Restaurants with a busy dumpster pad usually want it more often. Keeping up with it costs less than letting it go and restoring it later.
What about the water going into the storm drain?+
We manage runoff and we'll talk through your drains before we start. Tell us where they go and if there's anything on the property we need to work around.
Do you do sidewalks and building exteriors too?+
Yes. Most commercial customers have us do the walkways and the building at the same visit. It's cheaper than bringing us out twice.
